How long does a condo at The Huntingdon take to sell?

The median home at The Huntingdon sold since April 2026 went under contract after 38 days, on market data computed on October 2026. Homes closed at about 81.9 percent of their asking price over the same window.

Both readings rest on very few sales. The trailing twelve months held 4 closings, out of 98 homes on the county's certified 2025 appraisal roll. Four of them came in consecutive months, and then no home closed for roughly eight months. The same feed puts the building at 9.0 months of inventory.

Read listing by listing, the record runs wider than any median. Four of those sales publish a marketing period: 1, 26, 178 and 222 days, which puts their median at 102 days. There is no typical marketing period in this building.

That spread follows pricing more than the calendar. The quickest sales were homes priced against their own comparable plans, and the slowest sat for most of a year. The sale-to-list ratio is the number to study hardest before you set an asking price, and the comparable set is four or five named homes rather than the building.

When you want a figure for your own home, request a home valuation from Paige Martin and ask that it name the sales it rests on.

How does time on market here compare with Texas as a whole?

The Texas Real Estate Research Center put Texas homes sold in December 2025 at 77 days on the market before sale. Its report set that against 69 days in 2024 and 63 days in 2023, so statewide marketing time lengthened two years running.

The same report from the Texas Real Estate Research Center had Houston prices down 0.6 percent year over year in December.

Those are broad readings. The state figure covers Texas as a whole, while the Huntingdon figures rest on a handful of closings in one tower. Here, one listing at 222 days and another at a single day sit in the same twelve months. Price a home here against its own comparable plans first, and read the state number as background.

Which forms does a resale at The Huntingdon run on?

A Texas condo resale runs on its own contract. The Texas Real Estate Commission describes its Residential Condominium Contract (Resale) as the form for the resale of a condominium unit. The Commission's form page adds that the contract contains unique provisions relating solely to condominium transactions.

The Commission's page attaches one condition to the form: it is not for a seller who owns fee simple title to the land beneath the unit.

The buyer's second core document is the resale certificate. The Commission's form page for it says the certificate is prepared and signed by the condominium association, so a seller requests it rather than writing it.

At The Huntingdon the certificate is the one document that states what a particular home currently owes. Listings here put the maintenance fee at about $1.15 per square foot per month, so the certificate's figure is the one a buyer checks against the listing. Read it before the option period ends, and where it and a web page disagree, work from the certificate.

It is not for use where the seller owns fee simple title to the land beneath the unit.

Questions & answers

The Huntingdon questions, answered

Can I look at more than one offer on my Huntingdon condo at the same time?

Yes. The Texas Real Estate Commission's form page for the Residential Condominium Contract (Resale) states that a seller may receive, review and negotiate several offers simultaneously. That rule reaches a home at The Huntingdon sold on that form, as it reaches any Texas condo resale. With 4 closings here in the trailing twelve months, two serious buyers at once may be rare, so settle in advance how you would handle it.

Ask your agent, before the first showing, how offers will be presented to you and how counteroffers to more than one buyer will be put in writing. Marketing periods here have run from a single day past seven months, so a second offer can arrive early or not at all.

When does the Texas Real Estate Research Center publish Houston figures for a month?

The Texas Real Estate Research Center says reports for the Houston metro area are released on or near the 40th calendar day after month end. A month's figures therefore arrive roughly six weeks after it closes. Anyone setting an asking price from them is reading a market about six weeks old.

Those reports describe the Houston metro, not a single tower. For a building with 4 closings in twelve months, the fresher reading is the listing record of the few homes that sold here. Ask for each one's asking price, square footage and marketing period.

Does a private sale at The Huntingdon show up in the Texas Real Estate Research Center's housing reports?

No. The Texas Real Estate Research Center's metro dataset covers single-family, condominium and townhouse properties, new and existing, sold through MLS systems. Its overview states that existing home sales negotiated outside of the MLS are not included. A Huntingdon home sold privately adds nothing to those counts or to the days-on-market figures built from them.

In a building this small, every missing sale shows. One closing moves every average computed from a twelve-month set, so a private sale leaves the next seller one comparable short. Texas does not disclose sale prices either, and closed prices reach the public only in bands roughly fourteen percent wide.

How common were price cuts on Texas homes at the end of 2025?

The Texas Real Estate Research Center reported that over two-thirds of closed sales in November and December involved price cuts of 3 percent or more from the initial listing. That is a statewide count of sales, so it describes the Texas market at large rather than any one building.

At The Huntingdon the matching check is the gap between asking and closing on recent sales. The sale-to-list ratio across those few closings was 81.9 percent. Compare it with the asking prices of four or five named homes on similar floors before you decide a price.

How long have unsold Texas listings been sitting, according to the Texas Real Estate Research Center?

The Texas Real Estate Research Center reported that average days on market for unsold inventory reached 110 days. That compared with 102 days in 2024 and 95 days in 2023. The measure follows listings still waiting for a buyer, a different count from the days a sold home took to sell.

Among Huntingdon sales that publish a marketing period, the longest ran 222 days before going under contract. Before setting a price, ask for the four or five named homes it should be set against, with their floors, exposures, asking prices and square footages.
