I focus on The Huntingdon, the condominium tower at 2121 Kirby Drive, and on the Inner Loop high-rise market it competes in. What makes this building a different problem from the other Houston towers I cover is what a home here competes with. Floor plans run to a full floor of 12,827 square feet on the Harris County Appraisal District's record for unit 33, so at the upper end a buyer is weighing a serviced single-floor home with a concierge and valet against a house in River Oaks rather than against another building. I have run that comparison at one price point against real listings and published the half of it that goes against us: measured against a 1994 house of similar size, a home here gives up interior space, costs more per square foot on an ask-to-ask basis, and comes with no land at all. What it buys instead is one floor, serviced, lock-and-leave. Every price on this site is an asking price and says so in the same sentence, because Texas is a non-disclosure state and sale prices are published only in bands roughly fourteen percent wide. I publish the trailing-twelve census unit by unit, the maintenance fee as a table of listed units rather than as a single rate, the correction we made to our own largest floor plan figure, and the questions where the honest answer is that the public record does not settle them, including who designed this building.
